Precipitate had the humbling opportunity to work with incredible clients that share our vision of melding good design, affordable homes, and Passive House efficiency. The Northside Passive project is a collaboration between Precipitate, Urban Homeworks, and Project for Pride in Living. Funding from Minneapolis Homes enabled five smartly-designed, Phius-certified homes to be made available for ownership by families with low incomes. The concept is designed to fit in with existing neighborhood homes and orient living spaces to best utilize the sun.

Five homes are complete and available for purchase winter 2024/2025. Phase 2 projects using the Phius Prescriptive Path will build on lessons learned from these homes, including significantly reducing wall insulation, adding basements, and simplifying porch details for significant cost savings.
